What is that horror movie where the spirit of a woman killed people in the dark?

sorry, I can't remember much....I just remember there was the spirit
of a woman (I think she had a mask too) who killed people if they were
in the dark and to make her go away they had to make her see the
light. The protagonists were a little kid, a woman (I think she was
his sister) and a man.
I remember some scenes of the movie: 1) the kid was in the bed in a
dark room and he was scared
2) the protagonists were in a police station but suddenly power went
off, it was all dark and the cops were killed by the spirit of this
woman
3) the spirit of the woman was killed by the protagonists in a
lighthouse, after a fight

what's the name of the movie? I just can't remember and it's driving
me insane!
